Once you submit your Deal Initiation Form, we open the file with title, introduce ourselves to the buyer and seller, track timelines, and begin managing the entire coordination workflow. You stay focused on acquisitions while we move everything toward closing.

Do you work with residential or commercial deals?

CloseFlow is built specifically for vacant land investors. Our systems and communication style are designed for assignments, double closes, parcel ID challenges, multi-state title coordination, and the nuances unique to land transactions.

How do communication updates work?

We keep updates clean and concise so you always know the status of each file. Our tone stays calm, proactive, and organized, with a clear breakdown of what’s been completed, what we’re waiting on, and what’s next.

What if a buyer or seller is confused or hard to reach?

We use steady, respectful follow-up patterns and clear explanations to keep everyone aligned. If someone becomes unresponsive or requires your involvement, we notify you promptly and with context.

What if something goes wrong during a closing?

We address issues proactively by coordinating directly with title, clarifying timelines, and ensuring all parties understand the next steps. The goal is always to remove friction and keep momentum moving.

What if I’ve tried assistants or TCs before and it didn’t work?

Most assistants aren’t land-specific. CloseFlow is built by land investors, for land investors — meaning we understand the expectations, obstacles, and pace required to move vacant land deals smoothly.

How quickly can I start once I choose a plan?

Typically within 24–48 hours. Your annual fee activates onboarding and unlocks immediate access to the submission workflow.

Pricing, Plans & Billing

Why is there an annual fee?

The annual fee secures your onboarding, system access, and priority support for the full year. It isn’t a retainer, it simply reserves your place in our workflow so we’re ready the moment you send a file.

Do I pay anything if a deal doesn’t close?

No. You only pay the per-closing fee if the deal successfully closes. If it falls through, there’s no charge.

What’s the difference between the Growth Plan and Momentum Plan?

The Growth Plan is ideal for occasional deal flow. The Momentum Plan is designed for consistent monthly closings.

Momentum clients benefit from:

- Lower per-closing rates

- Faster onboarding

- Priority workflow placement

What makes the Partner Plan “exclusive”?

Partner clients receive:

- Dedicated coordination support

- Faster response times

- Priority queueing

- Reduced per-file rates

- Predictable monthly billing

To maintain service quality, only a limited number of clients can be onboarded at this level.

How many closings are included in the Partner Plan?

The Partner Plan includes 4 closings per month, with additional closings billed at $200 each.

Is the Partner Plan right for me?

It’s a strong fit if you’re consistently closing 4+ deals a month, scaling across multiple markets, or want predictable operational support without hiring in-house staff.

Can I switch plans later?

Yes, you may move between the Growth and Momentum plans at any time. Upgrading to the Partner Plan requires a consultation to confirm capacity.

Why not just hire an in-house TC?

Hiring comes with training, management, payroll, and turnover risk. CloseFlow gives you a fully built coordination system and team, without managing personnel and at a fraction of the cost.
